SYZO is now the managing agent acting on behalf of Watergate Bay Hotel. SYZO’s responsibilities include; rent collection, tenancy management, tenant communications, property compliance and general property maintenance.

Yes, deposits will covered by Reposit.
You will need to have paid the Reposit Fee (~£150) before you move in. The fee is non-refundable and replaces the need for a traditional 1-months rent deposit.

Yes, however, we can also do virtual viewings if you cannot attend physically.

Once you have completed the pre-tenancy checks and paid your first months rent and Reposit, we will arrange your move in with you directly. This could be in person or via our smart key boxes.

If there is a fire, theft, or medical emergency please call 999. In the case of water leaks or anything else that you consider an emergency call us on 0117 4504898, message us on WhatsApp, or email hello@syzo.co during business hours.

The purpose of our accommodation is to initially support team members that will be relocating and for seasonal team members. After 6 months your initial agreement will end as we hope that you would have had the opportunity to find more permanent accommodation in the area if needed.
If you haven’t managed to find an alternative by this point, we have limited opportunities to stay on but under a more permanent agreement and a different rate that reflects the current rental market in the area.

No, when your employment ends you will need to find alternative accommodation.

Everything! This includes all bills, as well as fortnightly communal area cleans. There are no extra fees or charges.

Yes, all utilities (gas, electricity, and water), internet, and council tax bills are included in your rent. We have a fair usage policy in place. If you use a TV in your room you will need a TV Licence however we provide one for the communal TV.

After your fixed term has ended we need 14 days’ notice to end your tenancy. You can give notice by messaging us or emailing hello@syzo.co.

Yes, you need to insure the contents of your room. We provide insurance for the building and communal contents but not personal items.

Yes! All of the houses have up to 500mbs Broadland. The majority of our houses are fully networked meaning excellent coverage in each room.

All of our rooms come fully furnished so there is no need to bring your own furniture.

No, bedding is not included.

Some of the rooms have their own bathroom however most rooms share a bathroom with 2-4 other housemates. Please check with us when you enquire.

All of our houses have their own laundry facilities including washing machines and tumble dryers. Where possible we like to encourage residents not to use tumble dryers to save energy.

Some of our houses have private parking spaces but not all. Almost all of our houses are eligible for permit parking via the local council using your tenancy agreement as proof of address. Watergate Bay also run staff buses from the accomodation.

We can give you some basic information about your housemates prior to you moving in. As part of our onboarding, we do thorough background checks and references as well as conduct video calls with all applicants to ensure they are a good fit for the house.

No, we don’t allow pets of any kind as the houses are shared.

Yes, all of our rooms have lockable doors.

If during office hours (9 am-5 pm) please message us on WhatsApp (07360 129566) or email hello@syzo.co. All of our houses have digital lock boxes, we can issue a temporary code for you to access the house.
If outside of office hours please message the house group to see if someone can let you in or call our 24-hour emergency line found on the posters in the house.

No, smoking is not permitted anywhere in our houses. Smoking is a breach of your tenancy and will be dealt with accordingly.

No, drug use is a breach of your tenancy and will be dealt with accordingly.

No, please ask us to come and assess if your room needs repainting.

Yes, however, please bear in mind that any damage to the walls could affect your deposit. Please communicate with us and we can recommend fixings to use to minimise damage.

Talk to us. We would rather know if you may be struggling to pay your rent. Previously we have set up payment plans to help residents avoid large rental arrears or have been able to move residents to cheaper rooms, when available.

Prior to your move-out, we will send you instructions to follow to ensure your deposit is returned swiftly. On the day of your move-out, you will need to make sure that the room is returned to us in the condition in which you received it. That means you need to clean throughout and remove personal items from communal areas and food from the kitchen.
